We pay buyer agents on our listed inventory and on build-on-your-lot deals, and we register your client so the commission is protected whether they close this month or nine months from now. Small builder, short chain of command, no corporate office between you and an answer.

What working with us looks like

We are not a production builder with a partner portal. We are a small shop that answers the phone, which cuts both ways and mostly cuts in your favor.

Your client gets registeredSend us the name before or at the first contact and it is on file. A build takes about nine months from contract, and we are not going to let that clock be a reason your commission disappears.
You get real answers, fastNobody has to send your question up to a corporate office. If your client asks whether a wall can move, you get a real answer that day.
Three products to sellFinished inventory that closes in about 30 days, build-to-order on our lots, and build-on-your-lot for clients who already have land. Most agents only know about the first one.
Land buyers become house buyersIf your client is shopping lots, send us the parcels. We evaluate them free and tell you which are actually buildable, which makes you look sharp and often turns a land sale into a build.
Real photos and real plansEvery one of the fifteen plans has its actual floor plan drawing on the site, plus renders. You can send a client a link instead of describing it.
We tell your client noIf the budget or the lot does not work, we say so early. That protects your relationship with them more than a builder who strings it out to framing.

Commission and registration

We pay a standard 3 percent co-broke on our listed homes and on build-on-your-lot contracts, plus a bonus on custom builds. Registration is simple: send us your client name and contact before or at first contact and we confirm it in writing.

Reach out for the bonus structure on customs. Terms differ slightly between a finished home and a nine-month build, and we would rather put the real numbers in front of you than a marketing figure.

What do you pay?+

Three percent is standard, on listed inventory and on build-on-your-lot contracts. Custom builds carry a bonus on top of that, so reach out and we will walk you through it.

How do I register a client?+

Send the name and contact info through the form on this page, or text John directly, before or at first contact. We confirm it in writing the same day.

How long does registration last?+

Long enough to cover a build. A construction contract runs about nine months from signing and we are not going to use that as a technicality.

Do you sell direct?+

Yes, we have our own listings and buyers who come to us directly. That is exactly why registration matters and why we confirm it in writing.

My client owns land. Does that count?+

Yes, build-on-your-lot deals are commissionable. Send us the parcel and the client name together and we will evaluate the lot for free.

Can I bring an investor buying several?+

Yes. Multi-house deals get their own conversation, so bring us the scope early rather than after the terms are set.

Do you have an agent portal or a co-op sign-in?+

No. We are small enough that you get a phone number instead. Most agents find that faster.
