We do not keep a public list of lots for sale. What we do have is a steady view of what is coming up across ten counties, and a free evaluation for any parcel you are already looking at. Tell us the area and the size and we will flag things as we see them.

Two ways this usually starts

Buying the wrong lot is the most expensive mistake in this whole process, and it happens before anyone has talked to a builder. That is the part we can help with for free.

You already own a parcel

Send us the address or parcel number and we will evaluate it for free. Zoning, setbacks, minimum living area, impervious coverage, flood zone, utilities or well and septic. You get a written answer in about a week, including when the answer is that it will not work.

You are still looking

Tell us the towns, the rough size and your budget. When something comes across our desk that fits, we will send it. We are not a land brokerage and we do not charge for this, we just build a lot of houses and see a lot of parcels.

What to check before you buy a lot

This is the list we run on every parcel someone sends us. Run it yourself before you make an offer, or send us the address and we will run it for you.

Buildable area, not lot sizeAn acre with a wetland line and a utility easement through it can have less usable ground than a quarter-acre infill lot.
Minimum living areaPlenty of subdivisions set a floor on square footage in the deed restrictions. It can rule out the smaller plans before you start.
Utilities at the roadNo water and sewer means a well and a septic system, plus a health department permit. Normal out in Geneva and Mims, but it is real money and real time.
Flood zoneAn A or V zone means fill, a higher slab and different foundation engineering. Check the map before you make an offer, not after.
Access and frontageA landlocked parcel or one with a long driveway run costs more to build on than the listing price suggests.
Impact feesThey vary a lot between counties and school districts, they are due at permitting, and they are not small.
