Why build instead of buy

Buying existing is faster and it is often the right call. Building wins on the things that show up in years three through ten rather than at closing.

New materials and systems from the startRoof, HVAC, water heater, plumbing, electrical, appliances all start at zero. The capital expenditure line on a new build looks nothing like it does on a 1970s house, and that is usually where the returns actually come from.
Warranty covers the first stretchEvery home we build carries a one year warranty on product and workmanship, backed by 2-10 Warranty. We’ll explain the warranty coverage and how to request service.
Single story is cheaper to holdNo stairs, one roof plane, simpler mechanicals. It also rents to a wider pool, including retirees and families who will stay put longer.
Plan for insurance costsA new Florida house built to current wind code is a different underwriting conversation than a house with a fifteen-year-old roof. In this market that is not a small line item.
You choose the finish levelRental-grade or something nicer, depending on the neighborhood and the rent you are targeting. We will tell you honestly where spending more stops paying you back.
Predictable deliveryAbout three months of permitting and six months of build. You know when the asset comes online, which matters when you are modeling carry costs.

Explore floor plans for rental homes

Smaller Essential Series plans on a modest lot. Three bedrooms and two baths is the workhorse of the Central Florida rental market, and these three hit it at the lowest cost per door we can build.

If you are placing several, we can build the same plan repeatedly on scattered lots, which cuts engineering and speeds up permitting because the county has already reviewed the drawings.

Bring your own, or tell us what you are looking for and we will flag parcels as we come across them. Scattered-site is normal for us, and we have built in Fort Pierce, Cocoa, Mims, Eustis and North Port.

A quote for each home

House and site work as separate lines on every parcel, because site work is what makes two identical houses cost different amounts.

Repeat the plan

Same drawings, same crews, same subs. The second one is faster than the first, and the fifth is faster than the second.

Investor questions

Do you do volume pricing?+

On multiple houses, yes, and the savings come mostly from repeating the same plan rather than from a discount we hand out. Tell us how many and where and we will put a number on it.

Can you build on lots I already own?+

Yes, and that is how most of our investor work runs. Send the parcel numbers and we will evaluate all of them at once. See build on your lot.

Will you help me find lots?+

We come across parcels constantly and we are happy to pass them along, but we are not a land brokerage. If you are working with an agent, we work with agents.

What areas make sense right now?+

We have built rentals in Fort Pierce, Cocoa, Mims, Eustis and North Port. Those are the places where lot cost and achievable rent still line up. We will be direct if a market you are asking about does not.

Do you manage the properties?+

No. We build them and hand you the keys. We can point you at management companies we have seen do a decent job in each area.

How long from contract to a rentable house?+

Roughly nine months: about three in permitting and about six building. Repeats move faster because the plans are already reviewed.
