18743 Overton Street is in Wedgefield, a golf community in east Orange County. We built it in 2025 on our Sabal plan, and it sold in March 2026.

What building in the Orlando area involves

Orlando sits in Orange County, one of the ten counties we build across. Here is what to know before you build on a lot in Orlando or east Orange County.

Who issues your building permitInside Orlando city limits, the City of Orlando Permitting Services Division issues building permits. In unincorporated Orange County, including Wedgefield, the Orange County Division of Building Safety reviews plans, issues permits and handles inspections. We can check which office covers your lot.

Wedgefield, east of downtownWedgefield is an unincorporated community about 23 miles east of downtown Orlando. It started in the early 1960s as Cape Orlando and is built around a golf course. Many residents work in Orlando or Titusville.

Your lot shapes the site workClearing, fill, the length of the driveway and whether the lot has city water and sewer or needs a well and septic system all affect the cost. We price the site work after we see your lot.

Do you build on my own lot in Orlando, or only on your lots?

Both. About a quarter of what we build is on land the buyer already owns. Send us the address or parcel number and the lot evaluation is free.

Who issues the building permit for a new home in the Orlando area?

It depends on where the lot is. Inside Orlando city limits, the City of Orlando Permitting Services Division issues permits. In unincorporated areas such as Wedgefield, it is the Orange County Division of Building Safety. We can tell you which one covers your lot.

How long does it take to build a home?

All fifteen of our plans are single story, from 1,198 to 2,518 square feet. Which ones fit depends on your lot width, setbacks and any deed restrictions or HOA rules. We check all of that in the lot evaluation.
