Every custom we build starts with something the owner was not willing to give up. These are the ones we hear most. Tell us yours and we will tell you straight what it takes to build it.

A house shaped around your landA deep waterfront parcel, a corner lot, a slope, a stand of oaks you are not cutting down. When the land is the reason you bought it, the house should be drawn to suit it.
The rooms you actually wantA true in-law suite with its own entrance. A shop, or a garage that fits the boat. A home office with a real door and a wall it does not share with a bedroom. Name the room, we will draw it in.
Plans you already loveDrawn by an architect, bought online, or sketched on a napkin ten years ago. Bring them in. We will price them and handle whatever it takes to get them through Florida code.
Finishes worth designing aroundCabinetry beyond our standard, the tile you have already picked, a kitchen laid out around how you actually cook. When the finish level is the point, we build the plan around it.

What a custom actually costs, and why we will not put a number on this page

Our custom work has run from the mid $300s to well over a million. That range is so wide it is almost useless, which is exactly the point. Three things move it.

Variable one
The lot

Clearing, fill, driveway, well and septic, flood elevation, impact fees. Two parcels on the same street can be tens of thousands apart before the slab is poured.

Variable two
The square footage

Not just how much, but how it is shaped. A long, articulated footprint with more roof planes and more corners costs more per foot than a simple rectangle.

Variable three
The finish level

This is where the number really moves. The same house can be built twice at very different prices depending on cabinetry, tile, fixtures and millwork.

So we quote instead of publishing. Send us the lot and roughly what you have in mind and we will come back with a real number, broken into the house and the site work, with the assumptions written down.

Custom build questions

Do you build custom on my land, or only on yours?+

Either. Most customs are on land the buyer already owns. If you have a lot, start with a lot evaluation and we will tell you what it can hold.

Can I bring my own architect or my own plans?+

Yes. Bring the drawings. We will review them against Florida code and your lot, tell you what has to change, and price the build.

What is the difference between a custom and modifying one of your plans?+

Cost and time, mostly. Modifying a plan we already own means the engineering is largely done. A true custom starts from a blank sheet, which adds months at the front and money to the design.

How long does a custom take?+

Longer than nine months. Add roughly two to three months of design and engineering before permitting starts, and expect permitting itself to run longer on a plan the county has not seen before.

Is there a minimum size or budget?+

Our customs have generally started in the mid $300s. Below that you are usually better served by one of the fifteen plans, and we will tell you so.

Do you build two story?+

All fifteen stock plans are single story. Custom is where two stories happen, and we can draw one if your lot calls for it.
