How building on your own lot actually goes

Most people are doing this for the first time, so here is the whole thing start to finish, with realistic timing on every step.

Send us the parcel

Address or parcel number is enough. We pull the county record, the zoning, the setbacks and the flood map ourselves. You do not need to gather anything.

Day one

We evaluate the lot

Minimum living area, setbacks, impervious coverage, easements, flood zone, and whether it is on utilities or needs a well and septic. You get a clear answer on what the lot can hold and how to make it work.

About a week

Pick a plan and price it

We show you which of the fifteen plans fit your setbacks, and what each one costs to build on that specific lot. Site work is quoted separately so you can see it.

1 to 2 weeks

Contract and engineering

Plans get adapted to your lot and stamped. Any changes you want get drawn and priced before anything is submitted.

2 to 4 weeks

Permitting

The county reviews. Timing here belongs to the jurisdiction, and we tell you what we are seeing in yours before you sign anything.

About 3 months

We build

Site work, slab, block, roof, dry-in, mechanicals, finishes. You get a schedule and a point of contact, and you pick your finishes along the way.

What if my lot has challenges?

Then you hear about them up front, before you have spent anything. Most lot challenges have a workaround, and finding it is what we do.

When there is a fix, you get the plan and the price. On the rare lot that truly cannot be built on, we help you find one that can. Either way you get the full reasoning, not just a yes or a no.

  • Minimum living areaPlenty of Central Florida subdivisions set a minimum square footage in the deed restrictions. If yours does, we point you to the plans that meet it from the start.
  • Setbacks and lot widthFront, rear and side setbacks decide the buildable rectangle. A narrow lot is not a dead end, it just points you at the Queen, the Saturn or the Mercury instead of a Signature plan.
  • Utilities, or a well and septicIf there is no water and sewer at the road you need a well and a septic system. That is normal out in Geneva, Mims and parts of Eustis. It adds some cost and time for the health department permit, and since we do it all the time, both are built into your quote and schedule from day one.
  • Flood zoneAn A or V zone means the slab has to sit above base flood elevation, which means fill, and sometimes an elevation certificate and different foundation engineering. We handle all of it as part of the build.
  • Wetlands and easementsA utility easement or a wetland line running through a lot can shrink the buildable area. This is where experience pays off. We map exactly what is buildable and find the plan and placement that fit.
  • Access and clearingNo road frontage, heavy tree cover or a long driveway run all add cost before the slab is poured. We price it up front so nothing surprises you later.

Site work, quoted on its own line

The house has a price. Getting the lot ready for the house has a separate price, and it is different on every parcel. We quote it as its own line rather than folding it into a square-foot number, so you can see what you are paying for.

Clearing and fillTrees, stumps, grading and the truckloads of fill it takes to get the pad to elevation.
Driveway and culvertLength matters. A 40-foot approach and a 300-foot approach are very different numbers.
Well and septicOnly if there is no municipal water and sewer at the road. Includes the health department permit.
Power serviceDistance from the nearest pole, and whether the utility wants it overhead or trenched.
Survey and impact feesCounty and school impact fees vary a lot between jurisdictions, and they are not small.
EngineeringAdapting the plan to your soil, your elevation and your wind zone, then getting it stamped.
Then your lot is ready to build onCleared, filled, connected and permitted, with the pad at elevation and the slab ready to pour. Every line above is quoted on its own before you sign, so the number you see is the number you build to.

Two lots on the same street can be thousands apart on site work alone. That is why we price your lot specifically, and why the free evaluation comes first.

Questions people ask before they call

I own land and want to build a house. Where do I start?+

Send us the address or the parcel number. That is genuinely the whole first step. We pull the county record and come back with what the lot allows, which plans fit, and roughly what it costs. Nothing is owed and nothing is signed at that stage.

How much does it cost to build on my own lot?+

The house has a price from its plan and your finish selections. The lot has a separate price for site work, which is different on every parcel. We quote both as separate lines. Anyone who gives you a firm per-square-foot number before seeing your lot is guessing.

Do I need to own the land first?+

No. If you are still shopping, send us the ones you are looking at and we will tell you which of them are worth buying. It is a lot cheaper to find out before closing on a parcel than after.

Can I change the floor plan?+

Yes, and most people do. Move a wall, add a bedroom, stretch the lanai, swap the elevation. Changes get drawn and priced before anything goes to the county, so you approve the final plan and the final number together.

What if my lot needs a well and septic?+

Then we install them. It is common on rural parcels in Geneva, Mims and parts of Lake County. It adds cost and it adds a health department permit to the schedule, and both go in your quote up front rather than showing up later.

How long does the whole thing take?+

Roughly three months to get through permitting and about six months to build, so figure nine months from contract to keys. Permitting is the variable, and it moves at a different pace in every county. We will tell you what we are seeing in yours.

Do you build two-story homes?+

All fifteen of our plans are single story. If your lot needs two stories, or you want them, we can draw it.

Can I get financing for a build on my own lot?+

Yes, through a construction-to-permanent loan. Your land can often count toward the down payment if you own it outright. See the financing page for how those work.
